The Golden Visa in Arabian Ranches is a 10 year renewable UAE residence, earned by owning a villa here worth at least AED 2 million on the Dubai Land Department valuation. Arabian Ranches is an established freehold Emaar villa district whose stock comfortably clears the threshold, so an owner usually qualifies and sponsors spouse, children and parents.

Route Property, 10 year renewable residence
Freehold Designated freehold; foreign nationals may own here
Developer Emaar, one of Dubai's first gated villa communities (2004)
Stock vs threshold Villas here clear AED 2,000,000 comfortably
Community Arabian Ranches Golf Club and an equestrian and polo centre anchor the district

How does the AED 2 million property route work?

The property route grants a 10 year renewable UAE residence when you own Dubai property valued at or above AED 2,000,000. What counts is the Dubai Land Department valuation, so you qualify on the value of the home, not on a minimum down payment. You can also combine more than one property to reach the threshold. The visa then lets you sponsor your spouse, your children and your parents for the same term.

What are the official Dubai Land Department fees?

These are the government fees published by the Dubai Land Department for the 10 year property Golden Visa. They are the authority's fees, separate from our fixed professional fee, which we quote up front.

Government itemFee (AED)
Emirates ID (10 years)1,153
Confirmation of residency permit (10 years)2,856.75
Dubai Land Department fees4,020
Administrative fees1,155
Family residence permit (10 years, each)5,774.50
Parents residence permit (10 years, each)5,774.50

Can a mortgaged property qualify?

Yes. A property under a bank mortgage can still qualify, provided a bank no-objection letter is submitted stating that the bank does not object to a residence permit being issued on the property, and indicating the amount paid and the balance. The AED 2 million test is on the property value, so a financed home in Arabian Ranches can qualify once the value is confirmed.

Who can you sponsor on the Golden Visa?

A property Golden Visa holder can sponsor a spouse, children and parents for the same 10 year term, without the salary-linked test that applies to a standard residence visa. Each family or parent permit carries its own DLD fee, listed above. Household staff can also be sponsored under the Golden Visa rules.

What documents do you need?

  • An e-Certificate of Title or title deed for the property, in the applicant's name
  • Passport and a recent personal photo to the Federal Authority for Identity and Citizenship standard
  • The current UAE residence permit and Emirates ID, if you already hold them
  • For a mortgaged property, the bank no-objection letter with the paid amount and balance
  • Marriage and birth certificates, attested, for family sponsorship
